And wh a new Orange le T stop and another Green le stop g to East Somerville, that trend will ntue.</p><p class="">The qutn is: how did happen? Attract the right rints:<br />Beth Teell:</strong> "One thg that you're talkg about is people creative, who are part of what's lled the 'knowledge workers' or the 'creative class.' That's ccial. People who have some money. And then you also have some people who are jt kd of artistic. The outward signs would be they're to food and craft beers and they're talkg about keepg chickens their backyard. How many people are dog that, I don't know. But you need some people wh money, obvly, so that that attracts some stor.</p><p class=""><strong>2. Be near another hot spot:<br />BT:</strong> "You have to be near some place that other people want to be. accs to an orb where the cy or [for example] and also Cambridge."</p><p class=""><strong>3. Develop public transportatn optns:<br />BT:</strong> "Public transportatn's a mt. So has to be eher subways, tras and even water taxis are better than b. You also need a high proportn of rental hog bee if you have too many ho that people jt have to buy as opposed to rent you n't get people movg or movg out quickly."</p><p class=""><strong>4. Appot lears wh visn:<br />BT:</strong> "I talked to somebody who ns a food tck ftival and she was scribg, when they wanted to go to Somerville, how somebody om Cy Hall me and drove around wh them and said, 'Where would be a great place for your food tcks?' And she ntrasted that wh another town where they were gog to have a ftival where the people weren't helpful at all."</p><p class=""><strong>5. Foc on attractg the right bs:<br />Richard Florida:</strong> "[Hip neighborhoods] are highly cltered and around rearch universi, knowledge-based stutns and thk tanks. And now that uld be an MIT or a Harvard, or uld be the Rand Instute Santa Moni."</p><p class=""><strong>6. Take advantage of water:<br />RF:</strong> "If there's a wonrful wateront ameny, they'll be that area, too."</p><p class=""><strong>7. Have rental optns:<br />RF:</strong> "Bee many of the people are young and lookg for a ls expensive place, at least, to go to be the next Somerville, they need to have a lot of rental hog as opposed to jt sgle-fay home ownership or ndo."</p><p class=""><strong>8. Artists are key:<br />RF:</strong> "Artists, particularly visual artists — paters, micians — tend to be the kd of people who we would now ll DIY. They tend to be people who n make thgs work and the great urbanist, the late urbanist Jane Jabs, who was a mentor of me always said, 'New ias require old buildgs.' So the are the kd of folks who seek out old buildgs, repurpose old buildgs and they're obliv to the kd of crime and other factors that might be some of those neighborhoods."</p><p class=""><strong>9. So are gay men:<br />RF:</strong> "Gay men, bee they're men, tend to have a much higher risk tolerance for neighborhoods transn than do heterosexual upl or lbian upl."</p><p class=""><strong>10. But beware the divid cy:<br />RF:</strong> "When I was a graduate stunt the early 1980s, the Boston area was a workg-class town. There were still old factory buildgs near MIT where I was school.
